A successful guest house and glamping site on the Solway Coast is up for sale.
Wallsend Guest House and Glamping Pods, located in Bowness-On-Solway, Cumbria, is on the market for £1,250,000.
The property, which was originally built in 1921, is set within 'landscaped gardens' and features six ensuite bedrooms, a dining room, a lounge, and a sitting room for guests.
Set within the Solway Coast Area of Outstanding Natural Beauty, it also has a 'glamping site' with five glamping pods, each with a log fire hot tub, and a 16-pitch seasonal campsite.
The guest house has been owned and operated by Barry and Michelle Maxey since 2020.
Mr Maxey said: "We spent a lot of time looking for the right business and lifestyle for us, and when we first visited, we knew we had found a great opportunity.
"We invested in the property to meet the expectations of our guests, developed the new owners’ accommodation and increased our ownership to include the glamping pods and the campsite."
Mrs Maxey said: "We have enjoyed hosting so many guests and being part of the local community.
"The business we have created is very successful and we are delighted with what we have achieved.
"We will pass it over to the new owners with confidence that they will enjoy it as much as we have, but in the knowledge that there are also opportunities to develop the business further."
The property is being marketed by business property adviser, Christie & Co.
Graham Wilkinson, hotel broker at Christie & Co, said: "From the moment I arrived at Wallsend Guest House to meet Barry and Michelle, I was excited to learn more about the business and its success.
"I firmly believe that the guest house, glamping and campsite all combine, with the beautiful owners' accommodation, to create a wonderful lifestyle opportunity for the next owners.
"Demand for businesses such as this has increased significantly in recent years, and we are sure that there will be a significant level of interest."
Wallsend Guest House is 'highly popular with tourists looking to explore the area’s many scenic attractions' including the UNESCO World Heritage Site, Hadrian’s Wall.
