A hotel near Wigton is on the market for the first time in more than 35 years.
Wheyrigg Hall Hotel is up for sale through Christie and Co with a guide price of £825,000.
The current owner, Helen Benson, bought the hotel in 1988 with her husband Joseph, and they worked to develop the business into a popular 18-bedroom hotel with a bar and restaurant.
In recent years, Joseph passed away, and their son, Stephen, stepped up to run the business with his mother.
A five-pitch caravan site with electric hook-ups was also added to the hotel recently and has proved popular for weekend and mid-week breaks with guests being drawn to its location in the north Lakes and near the Solway Coast.
It also includes owners' accommodation offering three bedrooms, one bathroom, lounge, and kitchen.
"From the moment Joe and I bought the hotel in 1988, we worked hard to create a wonderful business that we, as a family, could share and enjoy with our guests and the local community, and it has been a pleasure to have been here for so long," said owner Helen.

"Over the years we have met thousands of guests, served countless meals and hosted so many memorable celebrations but now it is time for us to step aside and we do hope that the new owners will enjoy Wheyrigg Hall and their time here as much as we have."
Christie and Co hotel agent Graham Wilkinson said: “It is a pleasure to be able to help Helen retire and Stephen to explore new opportunities.
"The Benson family have made a major contribution to the history of Wheyrigg Hall and over the last 35 years, they have embraced many changes to develop a popular and successful business that is firmly part of the local community.
"The demand for businesses with a great local reputation that offer a range of income streams are always in demand and we do expect that there will be a good level of interest," he said.
